Mortgages feel complicated because banks make them sound complicated. We don't. Tell us about you, and we'll search over 90 lenders, translate every scrap of jargon and handle the paperwork, all without charging you a penny on standard mortgages.
Your options
Six clear routes, one friendly team. Pick yours and we'll take it from there.
Never done this before? Perfect, that's our favourite kind of customer. We'll explain everything in plain English, from deposits to completion day.
Moving up, down or sideways. We'll line up your new mortgage so the chain keeps moving and you're never the hold-up.
Your fixed rate is ending and your lender's default deal is rarely the best one. We'll check the whole market before you pay a penny more.
First rental or growing portfolio, we'll find lenders who like your numbers and structure things sensibly from day one.
Sole trader, contractor or company director? Some lenders get it, many don't. We know exactly which is which.
Life cover, income protection and buildings insurance, explained without the scare tactics, so your home stays yours whatever happens.
Borrowing power
Online calculators guess. We actually check. In one free chat we'll look at your income, your outgoings and your deposit, then tell you a realistic figure, the monthly cost, and what would nudge it higher.
Your journey
You do the dreaming and the viewing. We do the phoning, the forms and the chasing.
Thirty relaxed minutes, in person, by phone or by video. No forms, no pressure, just an honest picture of where you stand.
We get a lender to confirm, in writing, roughly what they'd lend you. Estate agents take you seriously from your very first viewing.
Found the one? We submit the full application, deal with the lender, the solicitor and the valuer, and keep you posted every step.
Completion day. The money moves, the keys are yours, and we'll check in before your rate ends so you never drift onto a bad deal.
Jargon buster
Nobody is born knowing this stuff. Here are the terms you'll hear most, in actual English.
A lender saying "based on a quick look, we'd probably lend you this much." It isn't a promise, but it shows sellers you're serious.
How much of the property's price you're borrowing. A £190,000 loan on a £200,000 home is 95% LTV. Lower LTV usually means better rates.
Your interest rate, and so your monthly payment, stays exactly the same for a set period, usually two or five years. No surprises.
The expensive default rate you slide onto when your deal ends. Our job is to make sure you never pay it a day longer than you have to.

First-timer stories
"We'd been told renting was all we could afford. One chat with Brightpath and we had an agreement in principle the next day. Nine weeks later we were carrying boxes into our own house. I still can't quite believe it."
"I'm self-employed and every bank I tried online said no. Brightpath knew exactly which lender would understand my accounts, and they explained every single term before I signed anything. Zero jargon, zero stress."
"As two nervous first-timers with a 5% deposit, we expected to be laughed out of the room. Instead we got patience, honesty and a mortgage that costs less than our old rent."
Brightpath Mortgages is authorised and regulated. We offer whole-of-market mortgage advice and there is no broker fee on standard mortgages, as we are paid a commission by the lender. Where a fee applies, for example on some specialist cases, we will always tell you the exact amount in writing before you commit to anything.
Your home may be repossessed if you do not keep up repayments on your mortgage.
